European REITs

European REITs, or Real Estate Investment Trusts, are companies that own, operate, or finance income-generating real estate in Europe. These trusts provide a way for individual investors to earn a share of the income produced through commercial real estate ownership without having to buy, manage, or finance any properties themselves.

REITs are typically publicly traded on stock exchanges, allowing for liquidity and ease of investment. They must adhere to specific regulations that often include requirements to distribute a significant portion of their taxable income as dividends to shareholders, usually around 90%. This model encourages investment in real estate sectors such as residential, commercial, industrial, and specialized properties.

European REITs have become an important component of the real estate market in various countries across Europe, contributing to both domestic and cross-border investments. They provide diversification for investors and play a significant role in enhancing market efficiency in the real estate investment landscape.
